Extension case study

Please see below a case study of a recent extension project that Aaron Building successfully completed to give you more of an idea of the kind of work we can do.

Context

The client had a principle place of residence (basic high set home) purchased approximately 5 years ago, and wanted to increase the living space for potential rental income. Of note, the land was not sub-dividable. The owner had building plans drawn (raise and build-under) but, as the approach was not financially viable, needed a creative approach within rigid budget constraints (note: limit of $130,000 and $500 per month, based on 5%pa of lend). In addition, the client wanted a future-proof solution, offering scope for creating additional living space in the long-term.

Solution

In brief, the client’s needs were achieved with an extension including 2 new bedrooms and associated living areas. The innovative approach was to transform the area underneath the home, increasing its head-height and creating ‘useable living space’. This solution enabled the client to remain in residence throughout, avoiding ‘alternative accommodation’ expenses and ensuring the project was within budget.

This doubled the size of the home, without increasing its footprint on the site, creating a beautiful 5-bedroom & 2-bathoom residence with rental income potential. In addition to being delivered on-time, on-budget and on-scope, these extensions enabled the client to generate c.$900 per month (after expenses) of additional rental income.

Future

Of note, the design and structure of the extension offered the client the option of further improvements in the future. The range of potential options included: separating the 2 living spaces upstairs and downstairs; adding a kitchenette to make the ground floor self-contained; ; enhanced car accommodation; renovation of upstairs home; and, separation of outdoor living spaces, etc.
